A Neighbourhood, In Detail

One address on a map.
Many ways to live.

Nueva Andalucía is a district of Marbella, with the Golf Valley at its residential heart and Puerto Banús on its coastal side. Aloha, Las Brisas and Los Naranjos are useful landmarks. They are not a promise that every surrounding home offers the same outlook, convenience or atmosphere.

Start with the places you want to use, then compare the streets between them. These six starting points help turn a broad search for property in Nueva Andalucía into a more personal shortlist.

01 · The Lower District

Centro Plaza & the Banús side

If coffee, errands and trips towards the coast are central to your plans, begin around Centro Plaza on Avenida de Manolete. Its shops and restaurants give you a recognisable point of orientation. The Saturday street market is another reason to experience the area at different times.

Proximity to Puerto Banús deserves a closer look on foot. Walk from the actual entrance of a shortlisted home, including crossings, gradients and the return journey. A distance on a listing cannot tell you whether that is a walk you would enjoy after dinner or with shopping.

With an apartment, compare the terrace as carefully as the map: which way it faces, what is immediately below it and how the building separates private space from surrounding activity.

A useful starting point for: buyers who want to investigate walking to specific shops, restaurants and the coast.
The deciding detail: the complete route and the outlook from the home.

02 · School & Golf

Aloha & El Ángel

Aloha brings two distinct reference points into a search: Aloha Golf Club and Aloha College Marbella, whose campus is in Urbanización El Ángel. For a family considering that school, this is a sensible part of an orientation visit. For a golfer, the club creates a different set of priorities.

Separate those two journeys. The entrance you use for school, the clubhouse and the nearest everyday services are different destinations. Test each from the home, at the time you expect to travel. A convenient school run may matter more than a distant view of the course.

Be precise about the development name, too. An address described broadly as “Aloha” needs its own assessment of steps, parking, shared facilities and the surrounding streets. The area label is the beginning of the comparison.

A useful starting point for: households building their week around Aloha’s school or golf setting.
The deciding detail: the exact campus or club journey, followed by the home’s own layout.

03 · A Golf Setting

Las Brisas

Real Club de Golf Las Brisas is one of the Golf Valley’s defining reference points. If a home beside a course appeals to you, use it to make the brief more exact: do you want a view across fairways, a convenient trip to the clubhouse, or both?

A golf outlook changes with the position of the plot. From a shortlisted terrace, look at the relationship to play, pathways and neighbouring gardens. Ask about maintenance activity and how the boundary is arranged. Check the outlook from the bedroom and dining space as well as the pool.

For an established villa, assess what has actually been renewed. A contemporary kitchen and fresh finishes do not tell you the age of the roof, drainage or cooling system. The condition of the whole home belongs in the comparison.

A useful starting point for: a property search shaped around the golf landscape.
The deciding detail: the position beside the course and the substance of any refurbishment.

04 · Pinpoint The Address

Los Naranjos

Los Naranjos Golf Club, on Plaza de Cibeles, gives this part of your search a clear landmark. When you see the name on a property listing, ask for the precise street and development before drawing conclusions about its relationship to the club.

Then compare the outdoor space you would actually use. A garden beside a fairway, a terrace overlooking neighbouring rooftops and an elevated balcony offer different experiences, even when the wider location description sounds similar.

If you plan to divide your time between countries, include the practical arrangements from the outset: access for a property manager, parking when guests visit, garden and pool care, and how deliveries are handled. A beautiful arrival should be followed by an equally workable week.

A useful starting point for: buyers exploring homes around this Golf Valley landmark.
The deciding detail: the specific development and how ownership would work between visits.

05 · Begin With The Home

La Cerquilla

La Cerquilla is the setting of one of our selected Nueva Andalucía residences. It is a useful place to begin if your brief centres on a villa, private outdoor space and a strong connection between the main rooms and the garden.

Compare the house at ground level. Notice whether the pool and dining terrace sit comfortably alongside the living spaces, where guests would stay and how the entrance relates to everyday family life. A wide photograph can reveal the architecture while leaving these relationships unclear.

Privacy, views and access arrangements must be checked for the individual address. The La Cerquilla name alone does not establish a protected outlook or a particular security service. Our selected home below offers a concrete starting point for that conversation.

A useful starting point for: a villa search led by architecture, gardens and outdoor living.
The deciding detail: usable space, privacy and the connection between the house and its grounds.

06 · An Everyday Reference Point

La Campana

Include La Campana when exploring life beyond the golf clubs. It is another part of Nueva Andalucía with its own local services; the municipal health centre is one practical reference point. It should not be confused with the streets immediately around Centro Plaza.

Even if your preferred property is elsewhere in the district, use an orientation visit to locate the services you expect to need regularly. Work out which trips can be combined and where you would park. Your weekly routine may extend across several of the areas in this guide.

If considering a home here, assess its immediate surroundings on their own merits. Look at the building entrance, neighbouring uses, daylight and bedroom orientation, alongside the ease of reaching your regular destinations.

A useful starting point for: understanding the district’s everyday residential life and services.
The deciding detail: the building, its immediate surroundings and your own pattern of errands.

The Ash & Key Perspective

Choose your three essentials.

A shorter, clearer brief often produces a better search. Decide which of these would most improve your life here, then use the other two as honest trade-offs.

Life on foot

Name the places you want to walk to. “Walkable” becomes useful when it means your café, your beach access or your regular dinner spot, reached by a route you have tried.

Space at home

Decide whether your priority is a garden, a generous terrace or rooms that welcome visiting family. Measure the space you will use, including shade and circulation.

A familiar routine

Put school, work, sport and errands into one ordinary weekday. Compare that pattern from each home before choosing between two equally beautiful properties.

Living In Nueva Andalucía

Make the location
work for you.

The Golf Valley is a useful introduction. Your own experience will be shaped by more specific choices: which school, which club, which beach and which front door.

School first, address second

Aloha College Marbella offers British international education for ages 3–18, with IB Diploma and International A-Level options in Sixth Form. Confirm the suitable year group, admissions and your child’s needs directly with the school. Once that is clear, compare the journey from each property, including collection after activities.

Playing golf & living beside it

Aloha, Las Brisas and Los Naranjos are separate clubs with their own arrangements. A nearby home does not itself establish playing rights or membership. Aloha describes itself as a private members’ club. Contact your preferred club about current access before making it central to a purchase.

Time by the water

Puerto Banús and the Nueva Andalucía / El Duque beach are useful coastal reference points. Decide whether you want spontaneous walks to the sea or are comfortable planning the trip. Check the exact beach entrance, crossings and parking options with the people who will use them.

Weekends & longer stays

Visit around a normal weekday as well as a weekend. Include Centro Plaza’s Saturday market if that setting interests you. For a home office, verify connectivity at the property and listen from the room you would use. For occasional stays, establish who will look after the home while you are away.

Before Your Second Viewing

Compare what
the photographs cannot.

Use the same questions for each shortlisted property. The answers help you understand why two homes with similar bedrooms and asking prices may suit you very differently.

  1. The route from your door

Try the journey that matters most, including getting out of the garage and back into the property. If walking is essential, walk it. If school sets the timetable, test a relevant weekday.

  2. The terrace at your time of day

Sit where you would eat or read. Check shade, privacy, overlooking and sound. A compass direction or elevated viewpoint does not describe how comfortable that space feels.

  3. The work behind the finish

Ask what was refurbished, when, and with what documentation. Look beyond surface finishes to drainage, heating, cooling and pool equipment. Have unresolved condition questions assessed by a qualified professional.

  4. The responsibilities of ownership

Request the actual community charges, recent meeting records and planned works. With a villa, establish the arrangements for the grounds and equipment. Compare recurring costs separately from any improvements you intend to make.

  5. The outlook beyond the boundary

Ask about neighbouring plots, known works and the arrangements supporting any security claim. Have matters material to your decision checked independently. A sales description should lead to evidence you can review.

A Few Useful Answers

Your Nueva Andalucía questions.

Is Nueva Andalucía the same as Puerto Banús?

They are closely connected, but the names describe different settings in a property search. Puerto Banús centres the conversation on the marina and coast. Nueva Andalucía also includes the residential Golf Valley and places such as Aloha, Las Brisas and La Campana. Ask for the exact address before comparing convenience or surroundings.

Which part should I look at first?

Start around Centro Plaza if investigating walks towards shops and the coast is a priority. Include Aloha and El Ángel if Aloha College is central to your plans. Compare Las Brisas and Los Naranjos for a golf-led search, and La Cerquilla when a villa with outdoor space fits your brief. These are starting points; the individual street and property decide the fit.

Can I live here without relying on a car?

That depends on your address and routine. Being able to walk to one restaurant is different from reaching groceries, school and appointments comfortably. Give us the places you expect to use and we can help compare suitable locations. Test the complete routes before treating limited driving as a feature of a home.

Is every villa area gated?

No area name should be treated as confirmation of security arrangements. Ask whether access is controlled at the individual property, within a development or on surrounding roads, and what service is actually provided. Review the relevant arrangements for the home you are considering.

How should I compare property prices?

Compare homes with a similar location, condition, usable space and ownership responsibilities. A refurbished villa, an apartment in a managed community and a property needing work are different propositions. We can discuss current asking prices and suitable listings against your total budget; one featured home cannot describe the whole market.

Nueva Andalucía or the Golden Mile?

If golf or the Aloha school setting leads your brief, begin here. If you are drawn to the Golden Mile’s coastal and hillside neighbourhoods, explore those separately. Our Golden Mile guide explains that comparison in more detail. If you are torn between particular streets or homes, send us your priorities on WhatsApp and we can make the conversation more specific.
